Finding A Good Agent

In another article on this site, we talked about the importance of using a real estate agent to sell your Lincoln home. While all registered realtors have taken the same types of course, not all realtors are created equally. Just as one Hamilton Ontario lawyer is better than another, so is one Lincoln realtor more likely to sell your home faster and at a better price than another. But how can you tell if the agents you are looking at will do a good job?

First of all, take a look at the work they have done just to get your attention in the first place. It's the Internet Age, so chances are the first place you looked for an agent, or to see how much your house might be worth, was online. We all tend to go to the major search engines first, whether in Lincoln or Toronto. SEO friendly realtor sites will rank at the top of the search, and that means those realtors understand how to market themselves in the age of cyberspace. If they can market themselves, odds are they can market your home too.

Next, take a look at how long that particular realtor has been working in the industry for. A few short years ago, the real estate business was a booming one and many people saw the realtor profession as one in which they could make some quick money. The problem was, when the times stabilized and then began to get rough these new agents began to flounder. For all their savvy use of an online printing service and other cutting edge techniques, they had never before worked in a buyer's market. An agent with longevity will know how to pitch your house even when conditions aren't that great.

Once you have found an agent who knows how to remain visible in the Internet Age and with some experience behind them, take a look at how that agent presents him or herself. A lot of sub par agents tend to look less than professional while on the job, which can be a real turn off to potential buyers. Agents should dress nicely, with nicely pressed men's or ladies pants, ties, business like tops, and so on.

Finally, ask the remaining realtors on your short list how much experience they have selling homes similar to yours. Some realtors tend to work in niche markets; they may prefer high end homes with commissions that mean they only have to sell one every three months, or they may prefer mid range homes and sell a few a month. Pick the one that best suits your potential market.

Some realtors are great, while others would be better off getting cash for jewelry instead of selling other people's houses. Making sure you get a good realtor will make all the difference when it comes to getting a good price for your home.
